Homebuyers in Northwest D.C. have a new option starting just under $1 million: four-level brownstone townhomes overlooking Rock Creek Park on the former Walter Reed Army Medical Center campus.
NVHomes launched Rock Creek View, a collection of brick-facade townhomes at The Parks at Historic Walter Reed on 16th Street NW, with base pricing at $949,990, according to the developer's community page. A listing on Realtor.com shows at least one four-bedroom, 4.5-bath unit at 6817 16th St. NW priced at $1,074,990, suggesting the range extends well above the base.
Each home spans four finished levels and includes a two-car garage, rooftop terrace, a second outdoor living space, four to five bedrooms and a kitchen with quartz countertops and LG appliances. A model home is open daily at 6819 16th St. NW.
NVHomes is offering a 3-2-1 temporary interest rate buydown. With 20% down on the base price, the estimated monthly payment starts at $4,646 in Year 1 at a 3.99% rate, climbing to $6,075 by Year 4 at the full 6.99% rate, according to NVR Mortgage Finance.
The launch adds to a wave of residential construction at the 66-acre campus in Ward 4. The District and its development partners have delivered roughly 2.2 million square feet of new construction there, including more than 1,300 apartments, 280 condominiums and 50 townhomes, according to the D.C. mayor's office, which marked the June 8 groundbreaking of Canopy Row, a separate 141-home project at the same campus.
At that groundbreaking, Mayor Muriel Bowser said Ward 4 residents had shaped the campus vision nearly 20 years ago. "We didn't just redevelop a campus, we built a neighborhood," she said.
The Parks campus now includes about 150,000 square feet of retail anchored by Whole Foods Market. Recent additions include Cantina Paraíso and Hazel's Hardware garden center, according to Petworth News. The entrance to Rock Creek Park sits directly across 16th Street, giving residents trail access without a car.
Prices start high. But the campus keeps growing.
NVHomes, a brand of NVR Inc., one of the largest homebuilders in the U.S., is also one of the builders on Canopy Row, which is expected to wrap construction in 2028.
